Grand Forks City Council has cleared the way for a developer to build more homes between 21st and 22nd Streets near the Kettle River.
The council approved setback and parking amendments on Monday in order for Mathew Isabelle to sever the two-phase development.
Isabelle says the severance was needed for financing.
“In the beginning we tried to presell and the economy wasn’t there so nobody was buying. So when we switched to the renting, that meant the whole property was still one title so we can’t actually borrow against it because there’s already a mortgage on the entire parcel,” Isabelle explained to council.
He says the whole process was “literally just so we can get financing” for the next phase of development. He intended to consolidate the property into one parcel once the units are fully occupied.
The second phase consists of 13 units in three triplexes and two duplexes.
With the approval, Isabelle plans to apply for the building permits and get started with construction right away.
